How Modular Residential Buildings can Be Green

There’s no doubt that modular residential buildings offer many benefits for both the owner and the residents; they are high quality, cost-effective, and have significant construction time savings. Yet, there is one significant benefit that is often overlooked, and it is that modular residential buildings are sustainable and eco-friendly. Here’s how.

Reduced Waste Material

Modular buildings are built in a factory, in a controlled environment, unlike on-site construction. Every material and component used is well calculated and accounted for even before the construction process begins. This leads to fewer chances of waste material.

There is still some waste material produced during the construction of modules, but the way it is dealt with is sustainable. Conventional construction contractors dump the waste material, but factories can reuse and recycle the material into their upcoming projects without compromising safety and quality.

Better Emission Control

On-site conventional constructions use many heavy types of equipment and vehicles to help with the construction process. These machines are not the safest when it comes to being green since they use gas and diesel to run, producing a lot of CO2 emissions.

On the other hand, modular buildings are built on assembly lines using precision pieces of equipment that are mostly run on electricity. Thus, the carbon emission is lower with modular residential buildings.

Reduced Pollution in the Community

Similarly, conventional construction projects also cause other kinds of pollution. Construction projects use floodlights to light up the site and deter theft, causing a lot of light pollution. They also use loud machinery and equipment that can be frustrating for the neighbours, especially if they are of an older age. Lastly, due to the lack of containment, the dust gets spread around the community.

Modular construction projects eliminate such kinds of pollution by shifting the entire building process into a factory. Even if the construction process is loud or dusty, the pollutants don’t leak into the community. The factories are located in industrial neighbourhoods, away from the residential buildings.

Safer Working Conditions

Modular construction buildings wouldn’t be green enough if they also didn’t ensure human safety. Conventional construction sites are notorious for being unsafe for the contractors and workers, and many sites also do not meet the Occupational Health and Safety (OH&S) standards of the province.

On the contrary, modular constructions—being built on assembly lines—are safer for the workers. They don’t have to worry about equipment on them or tripping into a dangerous hole. Modular factors are highly organized facilities with the highest levels of OH&S standards.

When planning a modular residential building construction, the environmental impact must be considered. The government is taking drastic measures to minimize environmental damage, and you can contribute to the efforts by choosing modular construction methods.
