Modular construction is the latest construction process wherein about 80% of building blocks (like roofs, walls, etc.) are constructed offsite. These modular blocks are then brought to the original sites. Finally, these building blocks are joined on the original location with the onsite construction using heavy equipment to complete the process.

Why modular construction

There are quite a few reasons why modular construction is emerging as a popular style of construction:

  • Modular construction is on the rise - There is a surge in modular construction all over the country. This is the preferred construction method for businesses as they want to save both money and time.

Materials used in modular construction

Various types of materials are used in modular constructions. Wood, like in general constructions, is also the most important material for modular construction. Unlike regular construction, modular construction involves entire rooms made up of wood not just blocks. Apart from wood, steel and concrete are also used in modular construction.

Process involved in modular construction

There are several processes involved in modular construction:

  • Design development - The design development starts by noting the detailed plans and specifications. The needs of the client (for whom the construction would take place) must be discussed transparently. Everyone must be on the same page regarding the specifications to be observed.
  • Engineering review - The architectural design must be reviewed by the respective authorities and organizations.
  • Plans and permits - Various plans and permits, like site plan, building plan, and encroachment plan, must be obtained from the respective authorities.
  • Onsite construction and foundation development - The solid foundation construction should begin as the first stage.
  • Offsite construction of modular blocks - The next step would be the construction of modular blocks at the offsite location in assembly style.
  • Transportation - The modular blocks are shipped to the onsite location using trucks.
  • Completion - Finally all the modular blocks are joined with the foundation blocks at the onsite location.
