Prefabricated Buildings

Prefabricated or prefab structure construction refers to the creation of prefabricated panels and modules in a controlled, factory-like environment. It is an umbrella term used to describe any type of construction which is done in a factory, away from the site of construction. There are different types of structures that are made through prefab construction and commercial buildings are just one of them.

Today, prefabricated construction is one of the most popular forms of commercial construction. It is considered to be an eco-friendly mode of construction as the waste generated from these modules goes for recycling in the factory itself. There is no site disruption because the structures are produced in a factory. It takes lesser time to construct prefabricated buildings than traditional ones. Hence, it is also a cost-effective form of construction. Modular structure construction and panelized construction are the different types of prefabricated construction.

Modular Buildings

The construction of modular buildings is mostly completed in a factory. Modules are then transported and assembled on site. These modules are essentially box-like structural units which post assembling, make up the entire structure.

Modular structure construction is done using different types of materials such as wood framing, cold-formed steel framing, hot rolled steel, concrete, or a combination of these material assemblages. Modular structure construction uses an inside-out approach to manufacturing a building. Modular frames are constructed as planes, fitted as boxes, and then finished from the inside out. These days, modular buildings are one of the most frequently used forms of construction, as it takes lesser time and is much more cost-effective than traditional alternatives.

What is the Difference Between the Two?

All modular buildings are prefabricated buildings but all prefabricated buildings may or may not be modular structures. Modular structure construction is just one among the many types of prefab construction.
