The Rise and Rise of Modular Constructions

Modular constructions are a specialized type of construction wherein most of the sections (modules) are constructed offsite in an assembly (factory type) production. These prefabricated modules are then carried to the construction site and fixed with each other to complete the building process.

The rise of Modular Constructions

Nature tends to balance the negatives and positives. One can track the rise of modular construction from the recession faced in the year 2009. A lot of skilled real estate workers left the industry during the recession and didn’t return even after the economy gradually recovered. As a result, the real estate companies faced a huge shortage of labors, and so the method of modular constructions gained momentum, given its efficiency and automation capability.

Process and materials

Like any other factory product, the manufacturing of modules is a lean manufacturing process resembling the assembly line production. The modular structures are generally manufactured indoor and then delivered to the final building location via cranes and other heavy vehicles.

Generally, the materials used in modular constructions are the same as that in general construction. Mostly wood is used for the floors, walls, and roofs. Some latest modular constructions also use granite counters, steel frames, concrete floor deck, and steel wall panels.

The modular building companies seek general contractors to partner with and complete the construction process. It is not only a ‘marriage of convenience,’ but brings the best of both the worlds to the table. The mixing of both types of know-how and process provides a lot of advantages to the modular building companies.

Advantages of Modular Constructions

  • Construction speed - The speed of constructions rises up to 50% as the construction takes place at both the onsite building location and at the indoor modular sections’ construction site.
  • Offsite construction - The modular blocks are constructed offsite. As this site is mostly indoor, so there is no constraint of a weather-bound delay.
  • Environment-friendly - As 80% of the construction takes place in an offsite location, there is minimal wastage and pollution. Also, a lot of recycled materials are used in modular constructions.
  • Economical - Due to its fast face construction, modular construction provides a quick return of investment for the modular building companies. These companies apparently save on the payment of any interest, as it is directly proportional to the time taken for construction. Also both, the construction company and the end user (whether residential or commercial), would save a lot of money due to decreased labor charges (saved due to smaller duration).
  • Bespoke customization - Perhaps the best part from the end user’s point of view is that the entire building can be constructed as per their wish and directions. It would be a building tailored to their specific requirements in terms of space and budget.

The future of Modular Constructions

Exponential growth seems to be the way forward for modular constructions. Already this methodology is employed in other continents. Most probably the buildings that will be constructed in space or on other planets will be using modular constructions.
